Elm Creek Estates PUD Concept Stage Plan Receives Maple Grove City Council Approval

At the Feb. 7 Maple Grove City Council meeting, a resolution for the Elm Creek Estates Planned Unit Development Concept Stage Plan was approved by the council.

The proposed development, located between Territorial Road and County Road 81 (east of Fernbrook) in Maple Grove, would include approximately 98 apartment units and 69 townhomes (row-style) on about 21 acres of land. 

The apartment building is proposed to be three-stories with a mix of studio, one-bedroom and two-bedroom units and include underground parking. Rental rates, according to a letter provided to the council by Trident Development, would be between $900 to $1,800.
 
Estimated sales prices for a townhome, according to a letter provided to the council by Trident Development, would be between  $270,000 to $290,000. 

"The general commentary during the public hearing generated comments about the apartment and its location to Elm Creek Regional Park, and the anticipated increase in traffic as the overall area transitions from a rural area," Community Development Director Dick Edwards wrote in a memo to the council

The PUD Concept Stage Plan remains contingent additional items previously addressed by the city in December and early January.
